Sales Center Opens for Little Falls Townhome Community

Developers are pricing the luxury townhomes at Little Falls Place from $1.37 million.

EYA, the developer of a new townhome community near Little Falls Parkway, has opened a downtown Bethesda sales center and is pricing the "luxury" units from $1.37 million.

In a news release last month, developers described the planned 30-townhome community, dubbed Little Falls Place, as "modern" and "urban" with "walls of glass to capture the scenic views of the parkland and Capital Crescent Trail.”

The development is being touted as a wooded enclave with the added amenities of nearby downtown Bethesda and Friendship Heights.

According to the community's website, which reveals new design details, pricing begins at $1,375,000 for "The Berkeley," a 2,430 square-foot townhome with three bedrooms, two and a half to three and a half bathrooms, and a two-car garage.

Little Falls Place will include "expansive outdoor spaces" complete with rear yards, balconies, and rooftop terraces with outdoor kitchens and fireplaces, according to developers.

The Berkeley units will boast 1,130–1,325 square feet of outdoor space, according to the website.

Slightly larger, "The Carlton" units also feature three bedrooms and a two-car garage, but will include a library, 2,635 square feet of interior space and 1,200–1,265 square feet of exterior space.

Pricing for those units begins at $1,425,000, according to the site.

Twenty-five of the units will be "luxury townhomes" with two-car garages, along with five moderately-priced units with one-car garages.

“What we’ve envisioned for Little Falls Place is a rare blend of vibrant city living in a peaceful, relaxing setting," said Bob Youngentob, EYA president and co-founder. "There aren’t many places in Washington where you can achieve this level of access to world class shopping and dining, yet enjoy acres of nature preserves and onsite trail access."

According to the site, the homes are set to be built with “a mid-century modern architectural style with materials selected to bring the outdoors in, such as quartzite stone veneers, decorative steel railings and floor-to-ceiling aluminum clad windows.”
