What Do You Think About the Proposed Sector Plan Changes?

The PHED is considering scaling back building heights for certain properties.

On Monday, the County Council's Planning, Housing and Economic Development Committee heard a presentation on allowed by the Kensington Sector Plan.

Under a proposal from council staff, developers could only build to maximum capacity if they could demonstrate that their project would be an asset to the town.

Projects that can't demonstrate their utility would be given smaller maximum heights and densities, which are yet to be explained. 

The PHED Committee didn't take action on the plan but will take it up again when they reconvene in the new year.

What do you think about the proposal? Should the county add the rule to the plan? Vote in our poll and chime in in the comments.

Development should not a wild west but carefully respecting the town's small town character with housing for all incomes and ages, including those with special needs.

This poll just jumped by 148 votes in less than 5 minutes. Give me a break Could it be that someone is manipulating vote(r) ? Is this a contest between who has the largest E-mail list. I don't care for these type of meaningless survey because they are obviously being manipulated by manipulators.

WOW !!!! 352 "no" votes added in 45 minutes... and only 2 more "yes" votes. Who would have thought that was mathematically possible. Stunning and equally ridiculous. Someone out their must have "third world" ballot box experience.
Anyway ....everyone should solider on and hope that there is a sensible discussion sometime in the future.

Steven, the poll is unscientific and designed just to gauge public opinion. I agree, though, that the sudden jump in numbers this morning is a little alarming, and I'm looking into whether people are voting multiple times and whether we can stop that.

Some people just can't stand to be disagreed with. Are you trying to say that people--clearly the wide majority---that support the plan as is are more corrupt. Please just accept that many of us just want to see progress. All the details of the plan will never meet all people's needs and wants. Let's get on with making Kensington a better place to live and get it out of the dark ages. Its an embarassment.

Damian, Thanks for your comment. With all due respect to your good intentions, you cannot gauge public opinion and be unscientific at the same time. My guess is that this information will be misused. After all why would someone work so hard to tilt the outcome. I think this is highly unethical on the part of the individual(s) that orchestrated this "landslide" . If it's double/triple voting - which I know is possible from personal experience - that is an ethical issue. I like the old saying is that ethics is what guides you when no one is looking. I think the people that did this have done themselves more harm than good and it should be reminder to everyone to be weary of what they are told. As I've always said, people need to think for themselves and if they fall into the "for" or "against" polarization game (as your poll does) they need to think about whether they are being manipulated.

With all due respect to you Steven, I think you simply do not respect the fact that you are being disagreed with by a huge part of the community. People of your ilk have kept Kensington down long enough. Be careful about where you point a finger. Please face the facts. While "unscientific" the poll is a clear "indicator" of communtiy perspective.

Mr Morri, If you did not attended the PHED meeting on Dec 5, I suggest to look at the video ...link attached. I think you'll find that all the members were very skeptical and questioned the fundamental soundness of the Sector Plan. It is long but essential watching for everyone in the Town and the surrounding community.

Ms MocoLoco, You bet, at least triple, maybe more Try it.! Every time you go to the site you can vote again and again and again. I posted what I found when I saw - what I believed to be - a highly skewed vote on the last survey . The post was a few weeks ago if you want to check. But, your time would be better spent looking at the PHED video and finding out what the decision makers are saying first hand.

I was there! I saw the County Council asking questions--nothing wrong with that. However, I do disagree with your assessment that their tone was skeptical and questioning of the soundness. That said--I will hold them responsible if they ignore the work of the Planning Department and listen to the recommendations of amateurs. It's a huge waste of county resources if you have a planning department and ignore their advice.

Okay, I understand. People hear what they want to hear. That's why it was good for you to be there Not to be argumentative, but I think I pretty much quoted Nancy Florreen, Let's hope folks take the time to decide for themselves
There are two sides to wasting resources. It would be a huge waste of resource if the Planning Department got it wrong. Getting the plan right is cheap compared to the cost of getting it wrong. We would be paying that price. So why not take the time to get this right.? Lets ask the tough questions now and lets get the biggest bang for the town and surrounding communities. As George Leventhal said there is not going to be a great rush to development. So why not get it right.? If we got it wrong, I'd like to have an answer to that question that would make sense twenty years from now. Steve

Sincere thanks Steve. I do mean that, and thank you for the video. I was not at the meeting, but heard a lot about it. The reason I was not at the meeting was that nobody on the supporting KSP went to the trouble to organize as the anti group did. It was similar to online ballot stuffing and I do not think represented the broader community feeling. We have conducted another informal poll in CVPCA that came to about the same outcome as this one... about 80% for the KSP as stated (because at least it has the traction needed, and starting all over would put things back again for years... as it has done over and over again).

Thank you . I'm off for the evening but I want to remind you there is no anti group. We are all pulling to make Kensington and the surrounding communities better. As many other folks have said the "devil is in the details" This complicated stuff. As Ms Michelson (sp?) so aptly said this is about judgement. If it were all black and white it might not be so hard.
