Town Will Discuss Sector Plan Changes

Proposed amendments would reduce heights and densities in some areas.

The County Council has proposed changes to the zoning in the Kensington Sector Plan, and the Town Council will discuss and vote on them at a special meeting Monday.

The proposed zoning changes would limit building height in some areas that abut residential properties, adding language that stresses neighborhood compatibility for future developments. The amendments would also increase residential density in some places to allow for the construction of townhouses.

County Council Senior Legislative Analyst Marlene Michaelson presented the proposed changes to the Town Council at its last meeting, but councilmembers did not vote on whether to approve them.

The county's Planning, Housing and Economic Development Committee is yet to discuss the proposed zoning changes, and Michaelson said the committee members would like the town to weigh in before the PHED reconvenes on Feb. 6.

If the town votes against the proposed zoning changes, the County Council would need a supermajority to implement them, Michaelson said.
